STNL or Triple Net Lease (NNN)

Definition:

  • Single Tenant Net Lease (STNL) properties are stand-alone A credit tenants that have a long-term leases in place. Examples are QSR quick serve restaurants.
  • Triple Net Lease (NNN) is a lease where the tenant (lessee) pays all the property expenses. This includes building /property insurance, property maintenance and real estate taxes. The tenant (lessee) also pays the rent and utilities. Whereas a standard commercial lease the responsibility of payment is on the landlord.

Value Add

Definition:

  • Value-Add is an investment strategy of buying property that is not in perfect shape. Then improving them to increase their value.

Important for you:

  • Value-Add is not for everyone. Evaluating your cashflow, goals and ability is important. The upside to Value-Add can significantly increase property sale value and rents.

Turnkey

Definition:

  • A Turnkey-Lease is designed for the ease of the tenant. The landlord would be responsible for all improvement costs agreed upon, leaving the tenant to deal with fewer responsibilities and expenses. Items like furniture and accessories would be the responsibility of the tenant.

  • Though our evaluation and needs analysis with you, we can assess if a Turn-Key lease is right for you. 

Important for you:

  • Pros of a Turn-Key Lease are more time and personnel resources freed up.  Construction costs and project management are on the shoulders of the landlord.
  • Cons of a Turn-Key Lease are the higher rental rates.
  • Turnkey-Lease vs. T.I. Tenant Improvement Allowance. These are not synonymous. T.I. Tenant Improvement Allowance is an agreed upon amount that the landlord will contribute towards the improvements and customizations. Usually, the amount goes up the longer the lease term is. If the costs go above the agreed amount, the overage is on the tenant.

Off-Market

Definition:

  • Off-Market real estate refers to property sales that are not being marketed by a broker.

Our approach:

Auction
